Though it is possible to sell your house without the assistance of a real estate agent, selling your houe is one the largest and most important financial decisions you will make.

Selecting the Right Real Estate Agent. Not all real estate agents are created equal! In today's market, it is absolutely critical that you hire someone that is highly skilled in negotiating AND a professional marketer. The single biggest factor in getting you the best price for your home is effective marketing of your property. Your real estate agent needs to have a strong Internet presence including (AT THE MINIMUM):

Marketing Is the Key To A Quick Sale

  • MLS. Your agent needs to position your house for sale correctly on the MLS. It's not simply enough to be On the MLS, but you must also include full specs and the right copy
  • Realtor.com Enhanced Listings. (Over 87% of all buyers start their search online. Properties that have the most photos and the best descriptions get the most views. More views = more potential home buyers)
  • Company Website. Effective Realtors® are harnessing the power of the Internet and spending money driving visitors to their websites on a daily basis
  • www.PropertyAddress.com. A property website is easy to set up and a great way to provide prospective buyers additional information, photos and details about the property
  • Major "Search Engine" exposure. Your agent should position you on major search engines such as www.Yahoo.com or www.MSN.com
  • Local websites such as Craigslist, local newspaper websites, etc.

In addition, your real estate agent should be an expert in traditional marketing media and should include (AT THE MINIMUM):

  • Signage. Signage includes not only yard signs, but any necessary directional signs leading into the property from busy intersections
  • Newspapers. Your property should be marketed regularly in both the Real Estate section of your local newspaper as well as the classified section on a specific schedule
  • Flyers. An info tube should be filled with current flyers for people that are driving by the property as well as digital and physical flyers distributed within the real estate community
  • Open Houses. On a monthly basis, your agent should hold at least 1 open house to increase the traffic and generate interested buyers.

These are just a few of the basic requirements that you must insist that your real estate agent use when marketing your property. However, keep in mind, these services cost your Realtor® money out of pocket so if you're working with a discount brokerage or your Realtor® agrees to cut his/her commission, be wary of just how much marketing they will really do on your behalf!

Pricing. How much is your home really worth? It's not simply enough to call your neighbors and find out what they're selling their house for. There are a number of factors that come into play when pricing your home. And accurate pricing is one of the most critical decisions you can make when you are getting ready to sell your house.

An overpriced home will sit on the market month after month, and worse, may even be actively shown by agents just to make another home look like a better value. Your pricing strategy will be in direct correlation with how quickly you must sell, condition of the home, and current market conditions. Because we are in dozens of homes each and every day, we know what properties are selling for in the current market and how long it takes to get their asking price.

Compensation. Real estate agents don't get paid until you have successful sold your home. Usually, they are paid a percentage of the property's final selling price. Commissions are negotiable. It is important to realize, however, that since agents are paid on a commission basis, you will want to price your commissions suitable to bringing the best agents and most qualified buyers. The amount of commission you will pay will depend on th type of property that you hve, the sales price and the quality of agent that you hire. Keep in mind, the real estate agent is paying for ALL costs associated with marketing your home.

Here's a sample break down of a commission with a 7% listing agreement*. As you can see from the table below, your real estate agent is only making a small portion of the overall commission.

Selling Broker's Commission: $12,250
    - Your agent earns approximately (70%): $7800
