You've
made it to the home stretch! You are about to buy a
home... Whether it's your very first home or your twenty-first
home, there's nothing quite like the feeling of closing
on your new home.
Final
Walk-Through Inspection. On the day of closing (or
the night before if it's an early morning close), we'll
take one last visit to the property together. Make sure
that your real estate agent or the assistant is present
as a second set of eyes. This final visit ensures that
the property is in the same condition that you agreed
to in the terms of the purchase and sale agreement and
also lets you verify any work that was to be complete
per the contract prior to close. Take a checklist with
you to note any last minute details for the seller to
attend to.
Home Services and Utilities.
Upon closing, you will want to immediately have all
of the utilities switched into your name. We can provide
you a list of local utility companies. Some (specifically
water) may require you to come to their facilities in
person to turn on service. You may also be required
to provide a copy of the settlement statement with your
identification. It's a good idea to call all of them
a day or two in advance to see if there are any special
requirements.
The "OOPS" Factor.
Sometimes everything doesnt go according
to plan. And this is the time that you absolutely need
a strong, experienced real estate agent on your side.
You name it... It can happen. From mortgage mistakes
to seller situations, we've been through dozens of scenarios
countless times and have strategies and options to make
things as hassle-free as possible, WHILE getting you
into your new home.
Review The Settlement Statement.
One of the last steps is your "closing".
This is when the home buying process completes. Within
48 hours of closing, the title company will provide
you with a "closing statement", "settlement
statement" or "HUD-1". All three provide
you with all the financial details of your home purchase
(i.e. title fees, mortgage costs, pro-rations on property
taxes, escrows, etc.) You will want a professional to
review this document very carefully. It's not uncommon
to find errors on your settlement statement and it's
important to correct them BEFORE the closing.
Closing. This is the end
of the road and the last step in the home buying process.
Depending on the situation, you may have the sellers,
lender, Realtors®, and closing agent all present.
In other instances, you may simply meet one on one with
the closing agent. Be sure to have your own representation
(Realtor® and/or attorney) present with you. This
is where you sign all of the final documents including
all loan documents (mortgage, note and deed). When all
documents are signed by all parties, the title company
will record the transaction at the County Assessor's
Office and you will be the official new owner.
Housewarming. We know that
moving into a new home is exciting and that often times
you want to share the experience with family and friends.
